ABSTRACT This paper investigates the competitive relationship between dominant urban agglomeration formats (traditional ‘evolved’ town centres and ‘created’ shopping malls) and the drivers of competiveness in the form of key agglomeration resources (accessibility, parking condition, tenant mix, atmosphere).
